Building Regulations Notes:

Foundations -

Driven precast concrete piles, beams and flooring in accordance with foundations package consisting of design, manufacture installation of precast piles, groundbeams and floors.

External Walls -

282mm cavity wall construction comprising of 102mm external leaf of facing brickwork, minimum 80mm cavity partially filled with 30mm of 'CELOTEX' insulation with 50mm of clear 100mm concrete block internal leaf. Internal leaf to be prepared for decoration. Galvanised wall tiles to be built into cavity walls at 900mm horizontally and 450mm vertically staggered and doubled at reveals. Incorporate 'THERMABATE' or similar cavity closers at openings to prevent cold bridging.
Damp proof course to be minimum 150mm above ground level with minimum of 150mm lap where joined. DPC to be crossed with DPM where appropriate.

Internal Walls -

100mm concrete blocks ready to receive decoration.

Lintels -

All lintels to be 'CATNIC' galvanised steel or similar to structural engineers approval. All internal lintels to be precast prestressed concrete, all lintels to have minimum 150mm bearing each end.

Roof -

Construct in C16 grade softwood trussed roof rafters designed by 'GANGNAIL LTD' recognised supplier with all necessary wind bracing, ties, struts and gussets.

Windows and Doors -

All external doors and windows to be purpose made hardwood type.
Internal doors to minimum 30 minutes fire rated doors and frames filled with self closing device.

Plumbing Installation -

Plumbing installation to comply with BS5572. All waste pipes to be UPVC and laid to appropriate falls and diameters WC - 100mm showers - 50mm and wash hand basins - 32mm.
All rain water goods and downpipes to be UPVC type connected to below ground drainage to soakaways.
